AN ORDINANCE authorizing the executive to enter into a lease for approximately 77,483 square feet of office space in the Wells Fargo Center, for administrative offices for the Seattle-King County department of public health.

      PREAMBLE:
In accordance with the provision of K.C.C.4.04.040, the King County council may adopt an ordinance permitting the county to enter into contracts requiring the payment of funds from the appropriation of subsequent fiscal years.
      BE IT ORDAINED BY THE COUNCIL OF KING COUNTY:
      SECTION 1.  The King County executive is hereby authorized to execute a lease and extensions in substantially the form attached at the following location:
      77,483 square feet of space located in the Wells Fargo Center.  The space will be used for the Seattle-King County department of public health administrative offices.  The term of the lease will be for ten (10) years, to commence September 19, 2003.  The rental amount will be $151,737.54 per month for year one, ($23.50 per foot per year) with increases in subsequent years in increments of no more that $.50 per foot per year.
      The executive shall not expend the tenant improvement allowance of $360,222 until the council approves the expenditure by motion.  The lease will have certain early
 
termination language, which can be invoked should the county elect to relocate to its own building.
